Having this pre-approval will help us to determine the price range we need to be in so that your payments will fit comfortably within your budget, and having this in place will give you the advantage during negotiations, when you are ready to write an offer.
Locating a Home
I will exercise diligence in locating the right home for you, keeping within your budget and meeting your required needs. Once we determine what type of home you are searching for, I will use Centris, the brokers’ exclusive search program, as well as extensive networking to locate the home that will best meet your needs and wants. I will provide property information sheets, when available, on all homes listed for sale within the price range and description that you want. I also frequently have access to information about homes that are not yet listed (pocket listings) because of my strong relationships with fellow colleagues. I will create a customized search so that I am notified immediately when a home responding to your criteria is entered into the system.
Viewing a Home
At a time, which is convenient for both parties, I will make appointments and show you any home that you are interested in purchasing. I will advise you frankly on any advantages and disadvantages of purchasing the home you consider.
Placing an Offer
I will evaluate the home that you wish to purchase by performing an “in-depth” market analysis to determine fair market value, and will advise you on the best strategies for ensuring a positive outcome if you are in a multiple-offer situation. I will inform you about the Real Estate market conditions, procedures and contracts, and will make recommendations designed to assist you through this process. I will prepare all offers and counter-offers and use my expert negotiating skills to obtain the best possible price and terms for you.
I will be present at and guide you through the important process of having your new home inspected, and will negotiate afterward on your behalf if the need should arise.
Owning Your Home
